How can I sell my Alibag property without Aadhaar/PAN?

I am a UK citizen and own a property in Alibag, which I purchased about 20 years ago. I am now looking to sell it, but I'm facing some challenges as I do not have an Aadhaar card or PAN card. I have tried to manage this process from the UK using Power of Attorney, but it has been difficult due to documentation and registration issues. I can travel to Alibag if necessary and would like to know if you can assist me with any of the following options: Sell the property directly without a PAN and Aadhaar card. Help me execute and register a Power of Attorney in favour of my sister, who lives in Mumbai and has both an Aadhaar and PAN card, so she can handle the sale on my behalf.I would prefer to handle this matter legally and efficiently while I am in India, and I am looking for a reliable legal professional who understands how to deal with such matters for a foreign national without an Aadhaar or PAN.
