Money recovery for property purchase

I bought flat in 2020 for 35 lakhs. I paid 24 lakhs to builder. After 2 months when I wasn't able to arrange the remaining 11 lakhs the builder said he will sell the flat to someone and give me 24 lakhs. The builder's friend took the flat and said he will pay me 24 lakhs and 11 lakhs to the builder. This friend paid 11 lakhs to the builder and got the flat registered in his name. His friend said he will pay my 24 lakhs very soon. It's 2 yrs and he has paid 10 lakhs. Still he has to pay me 14 lakhs. When I ask him he says he will pay soon. I have lost Sale and cancellation agreement, when I ask builder to give copy he refuses My question - The new buyer needs to have proof of payment and he won't be able to show proof as he has not paid the full amount to the builder. I understand paying in cash for property purchase is illegal Can I file against them for registering property without paying me. I recorded calls where they agreed to pay me. Is there any chance I can win this case.

You have a strong case here, as you have been cheated and a breach of trust has been committed by the builder and his friend. Before filing a case, I would recommend you to issue a legal notice to the buyer as well as the builder for payment of the remaining amount. We can help you for the same.
