What should I do if the buyer refuses to sign?

We have sold our property and made a sale deed. As per the sale deed, the buyer was supposed to complete the loan procedure and property registration formalities before 5th December. However, the buyer did not complete these formalities on time. After the expiry date of the sale deed, our property dealer advised us not to entertain him too much, and we decided to make a revised sale deed with a revised rate. The buyer got angry about the price hike and filed a police complaint on 23rd December 2024 with the following reasons: We are not cooperating in transferring the loan, and we have not been answering his calls since 10th December 2024. We went to the police station and wrote a compromise agreement stating that he will pay the balance amount to us before 20th January 2025, and we will transfer the property to him before 20th January 2025. Additionally, he will allow us to stay in the property until 20th February 2025. Currently, the bank formalities are in progress, but the buyer is not signing the revised sale deed that includes the clause allowing us to stay until 20th February 2025. What should I do now?

You should immediately send a legal notice through a lawyer to the buyer regarding their non-compliance with the compromise agreement, and if they still refuse, you can file for specific performance in civil court.
