Can we sell a property without mutation?
Please give me advices on following:- 1) A plot located in municipal area is registered in the name of Ram Mohan, can Ram Mohan sell it without mutation(Without Dakhil-Kharij) ? 2)Can Ram Mohan give it on lease for 99 years without mutation(Dakhil-kharij)?

No, Ram Mohan cannot sell the plot without mutation. and he cannot give the plot on lease for 99 years without mutation. The lease will not be valid unless it is registered with the sub-registrar's office. The registration of the lease will require mutation of the property. Contact us for further enquiry.
