What can I do if my owner is not following the terms of our rent agreement?
My agreement is for 11 months and it clearly states that they will increase by 5% every year after the expiry of every 11 months. But owner has increased rent by 13%. I'm staying in this apartment for past 3 years. I have paid 50k as deposit when I moved in here in 2020. Now owner is asking for extra 25k towards deposit. For this three years of tenancy owner has not shared or given any receipt towards maintenance. He is not even disclosing the maintenance expenses (like what the money is used for). My question is 1. Can owner increase rent more than the percentage mentioned in the agreement? (mine is 11-month contract and it is due for renewal this month). Can owner increase security deposit in the middle of tenancy? 2. Should owner disclose maintenance expenses to tenant. They do collect maintenance under association name in a different account. Should owner provide bill for maintenance?
