Cnt khatian plot in Ranchi but current owner is general

I want to buy a land for residential purpose in ranchi which kurmi/mahto khatiyan and sold to Mr. gupta in 30th September 2011 by kurmi family. Now current land owner wants to sell his land and i want to buy this. So is there any complexity of CNT act would fall on this buy/sell.

Hello sir,

The sale of tribal land is governed by Rules 46 and 49 of the CNT Act. Section 46(A) of the CNT Act authorizes, with the permission of the Deputy Commissioner (DC), to transfer tribal land to another tribal member residing within the area of ​​the police station of the residence.

Section 49(B) of the CNT Act allows SCs and OBCs to transfer land to community within their districts with the approval of the Deputy Commissioner (DC).

Land transfers from tribal people to non-tribal people are only permitted for industrial or agricultural purposes under Section 49. Approval for such land transfers is given by the Ministry of Finance on behalf of the Deputy Secretary. The restrictions and procedures set forth in this section of the CNT Act apply.

Hence the land cannot be sold to general category people.
