Query gpa

Hi In 1996 registered gpa was given for site by owner to my mother. In 2006 same site was registered in registration office by my mother to my brother. V r paying tax. But now v came to know that there was one more notarized gpa in 1992 which was not registered for same site . Now is 1996 registered gpa is valid or 1992 unregistered notarized gpa is valid What about 2006 registration .
