Tenant asking for 10 lakhs compensation to vacate the property

Hi I have a tenant who has been renting a Godown at my home in Hyderabad since 2004 and now I have found a new buyer for my home. The tenant has a commercial office in the Godown( he supplies TVs, Washing machines etc )to the showrooms. He says that since the last 2 yrs he has done renovations to the Godown( his office) behind my home , he did not take my approval before doing renovation. Now he says since he has to leave and setup the office in another location. It would be 10Lakhs ( I dont think its 10L ) Let me know how to proceed in this matter? He has been paying very less than market value. The monthly rent he pays even today ( Aug 2022) is Rs 12000 the market. value is Rs80000/month. I do not want to pay 10 Lakhs to him. Let me know your suggestions/advice.

If the renovation is apart from indoors decoration or designs, then it's far illegal. If it is indoors redesigning, it is carried out for his own wishes to which he can not declare any reimbursement because he has not taken your permission for it.


However, you may issue a legal notice advising him to now not to adjust the shape by carrying out the renovation work on the way to abate the permitted constructing plan itself or else he may be asked to vacate the premises for violating the rental agreement terms and conditions with the aid of such act.


If he is nonetheless adamant in intending along with his plan, you could file an injunction suit and restraining him from carrying out the stated work and additionally an eviction suit to vacate him for violating the terms of rental settlement.
