We entered into a Memorandum of Understanding (MOU) with a notary for purchasing a home. I paid ₹10 lakh to the seller, with a total house price of ₹13 lakh, leaving a pending balance of ₹3 lakh. However, after five years, the seller is now demanding an additional amount or threatening to cancel the MOU. Please advise on the appropriate course of action.
