What document obtain If Property buying from a deceased mother and son

Hello, I m interested in buying a property in Mumbai. The property is legally owned by a son and mother (who is now deceased). The sole owner (son) has a brother. The property docs, society share and other docs has the name of the son and the deceased mother but not the brother. In order to legally proceed with the sale, what documents should I ask from the seller so that there is no dispute at a later point in time ( eg. Sibling's property share etc. )? Is legal heirs certificate and NOC from his sibling enough to prove that they (except the son who shares ownership )have no claim on the property ? Plz advise with proper answer so I can reach out for paid services. I am Hindu and the sellers are Muslim (clarifying cause there is a tab down below asking for my religion)

I.     Verify the original title deeds of the property to confirm ownership details, including the deceased mother's share and its transfer to the son.
II.    Obtain the deceased mother's death certificate to confirm the date and legal heir status.
III.    Check the property mutation records with the local authorities to ensure the deceased mother's share has been officially transferred to the son.
IV.    Verify property tax receipts for the past few years to confirm who has been paying them, indicating ownership responsibility.
V.    Ensure the society share certificates reflect the current ownership of the son.
VI.    Obtain a legal heirs certificate issued by the competent authority, confirming the son as the sole legal heir of the deceased mother's share.
VII.    Obtain a notarized NOC from the brother explicitly stating he has no claims or objections to the sale of the property.
