What is the procedure for cancellation of sale deed?

I purchased a shop in Delhi and for sale deed was presented to the SRO in December 2022 but in same month I got a letter from SRO stating that the property may be listed under evacuee/ custodian property. After much difficulty, I got to know the status from the land and building department that this property comes under evacuee list and there is some litigation going on. Now I want to cancel the sale deed and recover the consideration. How can I do so Seller is not willing to pay.
